From my view....If I want do business and owner of 1 star to 2.5 star hotel property there..........I will take Cambodia  柬埔寨.

The land cost in Yangon,  緬甸 is very high now, and their law has not amend, no good to the investors, and you need JV with the local peoples with least their land now
